How it works

From the price list to a call with the developer

  1. Current prices

We update prices every day. Every price has a date.

  2. Developer risk

A risk level and a 0–100 score from public registers (KRS, court records). A summary of records with a method, not an opinion.

  3. The flat and its history

Floor area, floor, price per m² and every price change since the unit first appeared.

  4. Ask

We check the construction, the contract and the full price with extras — in Polish, Ukrainian, English or Russian.

Is a flat marked as sold definitely sold?

Not always. Developers do not have to report what they sold, so a unit that left the price list is marked as sold (inferred). It is a conclusion from the data, not a confirmation.

How do you assess developer risk?

The risk level (low, moderate, elevated, high) is derived from a 0–100 score built from public registers: KRS, court and insolvency records. A higher score means we found fewer red flags. It is a summary of records, not an opinion of the developer.

Can a foreigner buy a flat in Warsaw?

Yes. Buying a self-contained residential unit does not require a permit from the Ministry of the Interior, whatever your citizenship (Act on the Acquisition of Real Estate by Foreigners, art. 8(2)). Different rules apply to land, for example a house with a plot.
